60-acre site sold for $2.3 million near regional airport
A 60-plus-acre slate of land near a regional airport closed on a sale this month.
The site at 10 N. Valley Road in Beavercreek Township is located adjacent to the Louis A. Jackson Airport. The sale closed Oct. 2 for $2.35 million to Greene County Ohio Board of County Commissioners.
The sale was led by Tom Kretz, vice president of commercial real estate for Glasshouse Realty Group. The seller was V Family Trust, who owned the property for 20 years as an investment property.
Kretz said the land will provide much-needed space for future growth and expansion of the airport, to support the region as a “nationally recognized and locally treasured regional asset.”
"Given the property's adjacency to the Lewis A. Jackson Regional Airport, while we had several interested buyers ranging from investors to developers, Greene County was the natural best-fit buyer,” Kretz said. "This prime Industrial zoned property is adjacent to the airport runways and essentially landlocked the airport and restricted much-needed expansion.”
Jason Foster, director of development for Greene County, said there is nothing specific planned for the site at this time. The county will see what interest comes over the next several months and then re-evaluate.
Foster called the sale an “opportunity purchase” for the county, to protect the property adjacent to the airport.
“Of course, we're always open to future opportunities, leaning more toward something that would go along with an existing use at the airport, perhaps,” Foster said. “At this point, anything is possible. We’re always going to listen.”
Kretz, a former partner at Irongate Inc. Realtors, joined Glasshouse Realty Group in August. He is spearheading Glasshouse's new commercial division. He will manage a broad book of his own commercial real estate brokerage business and clients while building, mentoring and growing a full-service team of commercial real estate agents.
