Home Prices Are Holding Strong, But Buyers Have More Choices: 2026 Dayton & Cincinnati Real Estate Market Update

Fall Market Update- Southwest Ohio

The real estate market across Greater Dayton and Cincinnati continues to evolve in 2026. Home values remain strong, more homes are hitting the market, and buyers finally have a little more room to breathe.

That does not mean we have suddenly shifted into a buyer’s market. It means the market is becoming more balanced, and both buyers and sellers have new opportunities if they understand what is happening locally.

Home Prices Continue to Climb

According to current MLS market data, the median sale price across Southwest Ohio has reached approximately $260,000, compared with around $240,000 last year.

For homeowners, that continued appreciation is good news. Many sellers have built significant equity over the past several years, and home values are continuing to hold strong even as other parts of the market shift.

For buyers, rising prices are also something to consider when deciding whether to make a move now or wait. While no one can predict exactly what the market will do next, prices across our region have continued to trend upward.

Buyers Have More Homes to Choose From

One of the biggest changes we are seeing in 2026 is inventory.

More homes are available compared with the tight inventory of the past few years. That gives buyers something they have not always had recently: options.

More inventory can mean less pressure to make an immediate decision, fewer bidding wars, and more opportunities to negotiate. But the best homes, particularly those that are priced well and located in desirable communities, can still move quickly.

Homes Are Selling, Just Not Overnight

Homes across Greater Cincinnati and Dayton are currently taking about 30 to 35 days to sell on average, a noticeable change from the “blink and you’ll miss it” market of a few years ago.

Sellers are still receiving approximately 97% to 98% of their asking price, according to MLS market data.

The takeaway? Strategy matters again.

Pricing, presentation, marketing, and timing can have a real impact on a seller’s results. Buyers have more choices today, so sellers need to give them a reason to choose their home.

For buyers, the slower pace can create opportunities to negotiate on price, repairs, closing costs, or other terms that were much harder to ask for when competition was at its peak.
