Springfield to Columbus Housing Market Update- September
The housing market from Springfield to Columbus remains active, but buyers have more choices and negotiating room in many areas while home values remain strong.
In Springfield, homes recently sold for a median price around $164,000, up 5.7% from last year, and spent about 27 days on the market. Across Clark County, the median was approximately $209,000, up slightly year over year, with homes selling in about 26 days.
Moving east, Madison County had a median sale price around $374,000, up 10.1% year over year, although homes are taking longer to sell at about 64 days.
The Columbus and Central Ohio market continues to see strong demand alongside growing inventory. The latest Columbus REALTORS report showed a $350,000 median sale price, up 2.3% year over year. Inventory reached 6,193 homes, its highest July level in more than a decade.
What does this mean for sellers?
There are still buyers in the market, but pricing matters.
Springfield and Clark County homes are moving relatively quickly, while homes farther east may face more competition as inventory grows. Sellers should pay close attention to recent comparable sales and competing listings rather than assuming last year's pricing strategy will work today.
A well-priced, well-presented home can still attract strong interest. Starting too high, however, can mean sitting longer and eventually making a price reduction.
What does this mean for buyers?
More inventory means more opportunity.
Buyers generally have more time to compare homes and may have opportunities to negotiate on price, repairs or closing costs.
But the market isn't slow everywhere. Springfield and Clark County homes are still selling relatively quickly, so buyers should be ready to move when the right home is priced well.
Is it a buyer's or seller's market?
It depends on where you are along the corridor.
Springfield and Clark County remain competitive, while increasing inventory closer to Columbus is creating more balance and negotiating opportunities for buyers. Central Ohio still had just a 2.4-month supply in the latest Columbus REALTORS report, which remains below what would traditionally be considered a balanced market.
The bottom line: Buyers have more choices, but desirable homes are still moving. Sellers can still see strong results, but pricing and presentation are increasingly important.
