Have you ever wondered why some properties sit vacant for years on end? Glasshouse broker/owner Evan Kloth spoke with the Dayton Business Journal and explained why many buyers remain hesitant to invest in these properties, especially given that average home prices have risen by $80k since 2019:
“While the price tags have gone up, many of these homes have remained vacant for extended periods, often sitting untouched for years."
He [Kloth] explained deferred maintenance on properties, such as issues with roofing, HVAC systems, plumbing and electrical systems, outdated interiors and more could be dissuading ownership as costs pile up.
“Essentially, they’re paying top dollar for homes that still require substantial investment,” Kloth said. “That gap between value and condition is pushing many buyers to walk away, leaving even more properties sitting empty.”
