Glasshouse Realty Group soars to top 100 Dayton companies in just six years

The youngest company in the top of Dayton’s largest private companies is Glasshouse Realty Group.
Founded only six years ago in 2019, the real estate company has skyrocketed to $11.2 million in revenue as of 2024 – an impressive 88% growth from 2023’s $5.9 million. The residential and commercial real estate firm placed No.98 on the latest Largest Private Companies List.
Glasshouse owners Evan Kloth, Mo Zahedi and Kunal Patel sat down to discuss what propelled them among Dayton’s biggest in less than a decade.
You’re the youngest company in the Top 100—what do you think fueled your growth so quickly?
Kloth: “Determination and grit have played an important role in our growth, but that’s only half the story. From the very beginning, we’ve been fully invested in ensuring our agents are seen and supported as people, not just as sales figures. Good culture begets good talent, and good talent begets growth.”
Zahedi: “Many of our agents are deeply involved in the communities they service, which makes a big difference in how they represent clients who are buying and investing throughout our region. We also make sure our agents are aware of various resources, like the Ohio Homebuyer Plus savings program, that make homeownership more attainable. That’s helped us serve an even broader client base.”
Patel: “I would also credit our success to the strong partnerships we’ve built with regional lenders, title insurers, general contractors and other providers our clients need throughout a purchase or sale. When you work with a Glasshouse agent, you’re tapping into a collective network of providers who are equally invested in delivering 5-star service.”
What was the biggest leap your company made in its early years that helped get you to this point?
Zahedi: “When Evan [Kloth] and I started Glasshouse in 2019, we were determined to be as nimble as possible so that we never became complacent in any stage of growth. We didn’t have a nationally known brand to lean on. Instead, we had a collective force of agents who were dedicated to honing their craft by staying ahead of the latest resources and technology available.”
Kloth: “Real estate is transactional in nature, just like any other business. But at Glasshouse, we operate under the principle that real estate is really about people and relationships. And when you make a deeper investment that goes beyond the outcome of any given transaction, the rest falls into place. You can’t compete with what’s genuine. It's really that simple.”
Patel: “We’re nothing if not transparent. The brokers and I tell it like it is, and expect our agents to extend that same honesty to their clients. Clear is kind, and we’re all in this business to help our clients realize that next chapter of their lives—even when it doesn’t directly benefit the agent.”
What do you think sets your company apart from more established players on the list? Were there any unconventional strategies or risks that helped you break through early?
Patel: “When I joined forces with Glasshouse, I was coming from a more established brokerage with decades more tenure in the market. I was drawn to what Evan and Mo had created for many reasons, but chief among them was their demonstrated commitment to service. We’re very motivated to succeed, but we’re equally motivated to pay that success forward in the community we all love. That authenticity is what’s fueling our growth and goodwill in communities across Dayton, Springfield, Cincinnati and beyond.”
As a newer company, how do you attract top talent while competing with more established names?
Kloth: “What we’ve heard from our agents is that there’s a big difference in the support they receive here. At other corporate-owned brokerages, there is generally one vision and agenda. At Glasshouse, Mo, Kunal and I use our different perspectives to lead a brokerage that supports everyone, not just us as brokers or our top producers.”
Zahedi: “In real estate, word travels fast. A lot of the growth we’ve experienced is because our agents have been our best brand ambassadors. Clients and agents have shared that working with Glasshouse is like a breath of fresh air, and we’ve seen that goodwill pay dividends in recognitions like our three-time, consecutive sweep of Dayton.com’s ‘Best of Dayton’ awards.”
Do you think your age as a company helps you adapt faster to market shifts, such as rising interest rates or changes in demand? What niche or gap in the market did you see that older firms might have overlooked?
Zahedi: “Covid had a pretty dramatic effect on real estate, particularly in driving historically low interest rates. It also amplified the use of escalation clauses, waived contingency offers and other tools buyers use to stay competitive in a unique market. Throughout the pandemic, Glasshouse remained true to its open-source model—meaning our agents freely shared their knowledge and experience working in an unprecedented market. They didn’t withhold that information for the sake of competitiveness or an outdated sense of dog eat dog that still exists in real estate. Our agents understand that our open-source model actually empowers each and every agent who’s determined to succeed.”
Where do you see your firm in the next 5-10 years? How do you plan to evolve and maintain momentum?
Kloth: “Out of 250 registered brokerages in the Dayton market, Glasshouse is firmly positioned among the top 5 largest in sales volume. We have no signs of stopping, and I expect our ranking will continue to rise in the coming years.”
What’s the latest with Glasshouse? Any plans for expansion and/or new sectors/services?
Kloth: “I recently obtained my Florida broker license, which means that Glasshouse can legally operate and represent clients throughout the Sunshine State. The Florida market is a key strategic expansion for our brokerage and will help us serve relocating clients and referrals more directly.”
Zahedi: “We’ll continue to evaluate opportunities that expand our revenue stream and appeal to motivated agents throughout our region and beyond—while never losing sight of the hyper-personalized client service that sets us apart.”
